The need
for quality facilities for the growth of business in Bucharest has resulted in
the development of a major business park on the northern outskirts of the City.
The IRIDE Business Park was conceived through the joint initiative of BPD Property
Development from Vittorio Veneto and the European Bank for Reconstruction and
Development (EBRD) during 1998. In 1999 the project was co-sponsored
by BPD and the Romanian Post Privatisation Fund, with additional equity from the
EBRD and Finest of Italy. The EBRD also provided the financing of the project
together with Raiffeisen Bank of Austria. IRIDE Business Park was acquired
in March 2000 and to date a number of major multinational and national companies
have their facilities in the Park. At the present time 8,800sqm of offices together
with 13,000sqm of light industrial facilities are developed and occupied. A further
22,600sqm of offices and 2,500sqm of industrial facilities are under construction
to be delivered to pre-let tenants during 2003. All of the facilities are to international
standards comparable with similar parks in Western Europe. Subsequent
phases of the Park to be developed during 2004 will deliver a further 29,000sqm
of offices and 2,000sqm of industrial facilities. The Park benefits from
excellent public transport and proximity to both the City centre and the Airport.
A metro station is within 75 metres of the Park as well as tram and bus stations
adjacent to the Park. The list of current tenants on the Park indicates
the strong demand for the premises and location. The following are already in
occupation or have committed for buildings under construction: Xerox, Equant,
Raiffeisen Bank, Moeller Electric, S&D Chemicals, Nestle, Whirlpool, Otto Publications,
JTI, Alcon Pharmaceuticals, Wella, YKK, Advantage Software, Medicare, Chio, Labelon,
Catering Partners, RX Atelier, Holsag.

Nevoia de amplasamente de calitate pentru dezvoltarea afacerilor in Bucuresti
a avut ca rezultat extinderea unui parc comercial de mare importanta la periferia
de nord a orasului. IRIDE Business Park a fost conceput prin initiativa comuna
a BPD Property Development din Vittorio Veneto si a Bancii Europene de Reconstructie
si Dezvoltare (BERD) in anul 1998. In 1999 proiectul a fost co-sponsorizat
de BPD si Fondul Roman de Post Privatizare, cu finantari aditionale de la BERD
si Finest din Italia. BERD de asemenea a asigurat finantarea proiectului impreuna
cu Banca Raiffeisen din Austria. IRIDE Business Park a fost achizitionat
in martie 2000 si pana in present un important numar de companii multinationale
si nationale isi desfasoara activitatea in Parc. In present 8 800m2 de birouri
impreuna cu 13 000m2 de facilitati de industrie usoara sunt dezvoltate si ocupate.
Alti 22 600 m2 de birouri si 2 500 m2 de facilitati industriale sunt in constructie
si vor fi livrate chiriasilor in cursul anului 2003. Toate facilitatile sunt la
standard international comparabil cu parcuri similare din Europa de Vest.
Urmatoarele etape ale Parcului care se vor dezvolta in 2004 vor asigura alti
29 000 m2 de birouri si 2 000 m2 de facilitati industriale. Parcul beneficiaza
de un excelent transport public si apropiere atat de centrul orasului cat si de
aeroport. O statie de metrou se afla la 75 metri de Parc, de asemenea statii de
tramvaie si autobuz se afla in apropiere de Parc. Lista chiriasilor
actuali ai Parcului arata cererea mare de spatii si amplasamente. Urmatorii chiriasi
au ocupat deja sau au optat pentru cladiri in constructie: Xerox, Equant, Raiffeisen
Bank, Moeller Electric, S&D Chemicals, Nestle, Whirlpool, Otto Publications, JTI,
Alcon Pharmaceuticals, Wella, YKK, Advantage Software, Medicare, Chio, Labelon,
Catering Partners, RX Atelier, Holsag. Nivelul chiriei urmeaza trendul
preturilor de pe piata si in consecinta avem posibilitatea de a oferi un produs
potrivit cu cerintele de pret la momentul livrarii pentru fiecare etapa de dezvoltare.
Parcul are de asemenea posibilitatea de a oferi un grad de flexibilitate
chiriasilor. O parte din chiriasi cer marirea spatiului inchiriat pe masura ce
cerintele lor cresc. |
